There is a lot of commentary in the press about the raging battle for supremacy between on-line and high street estate agents.

The public's perception of what estate agents do is very much diluted by the fact that they see every house advertised on the internet, and that's all there must be to it. Right?

The truth is very different.  

A very good high street estate agent will guide a client and manage a property transaction from start to finish.  Often doing lots of work up front with no fees invoiced unless or until a sale completes.  Being engaged in the transaction can really make a difference to whether a sale completes, and offering advice on the price is critical to the client getting the best price in the present market conditions.

On-line estate agents exist for people who are highly confident about getting involved in the whole process themselves and want to save money.  A lot of the work is left to the homeowner.  The viewings, the negotiations, the sales progression and the moving day itself; and of course the house is advertised passively on-line only.
